But to answer your question. I had w2 job and qualified for an fha loan with a low down payment called it my primary put renters in the other rooms and repeated the process to by the next one. I read books and I took classes and then used the equity in those properties to buy in cash out of state. Then used the cash flow from those properties to pay off the dedt I had on other. Then I did this amazing thing called a 1031 exchange and went from single family rentalss and duplexes to 4 and 8 until apartment complexes. And repeated that process to get where I am today.

I haven’t spent 1 dollar of my real estate cash flow on my lifestyle it all gets reinvested into other assets, investments and businesses.

The reason I keep a w2 position is not because I want to it’s because I couldn’t get a loan for residential property without it.

The thing about real estate is if you invest for cash flow right it’s very tough, you essentially need to buy your cashflow by investing more into the property in your down payment in the beginning and then let yearly rent increases be your cashflow. That is the primary resource new investors are unable to get your feet in the door, you can’t put 200k into an asset and get the cash flow. You need to make it make sense for you to go get the next property. The games got changed when the rules got rewritten by Joe.

The first business i started was a maintenance company mowing lawns and turning over vacant apartments for clients I ment through my home remodeling days. I spent maybe five grand getting a business license and insurance. Then got a upfront check of 20 grand to do a apartment turn and put in new flooring and do some paint and some other stuff and then when that was done got another front check to do the same for two other units and all of a sudden had about $30,000 of cash myself Down payment for a property

The thing is people think they need $100,000 for a down payment. This is utterly false if you’re a first time homebuyer, you need to get an FHA loan and put down 3 1/2% that equates to $3500 per hundred thousand dollars a value of the house. By the house get in there painted up change the flooring to a cosmetic upgrade of it increase the value by about $50k and 6 months later refinance pull out your money and your investment and put renters to cover the monthly payment while you go find your next property recycling the same money that you already had to begin with everybody thinks you’re making $200,000 a deal. those are the people who crashed and burn.
If you’re happy making 5000 here 10,000 there and you let that snowball over a 10 year period it is undeniable look at the history of the housing market. You will build equity over that time which you can then use to buy other properties.
