This fall I will be completing a 1031 exchange and we will have about $1 million that I will need to buy some rental properties with over the following couple of months. I will be looking for 3 to 4 duplexes or triplexes In the 400k range that have opportunity for forced appreciation. I will likely be putting 50% down and financing the rest.

Because of the process of a 1031 exchange I do need to identify these properties soon and start this process sooner rather than later. If anybody has anything they are looking to disposition from my DM’s are open.

I’m in CRE, mostly hotels but all sorts of stuff, mostly foreclosures and NPL’s, extended stay get converted often to multi. Lmk if interested. Otherwise will keep my eyes open and ask some banker friends. Special servicers and other Insts don’t have the ability as much (unless its a note can sell the former) which is where we do most of our work. Also building a tech platform for CRE inc multi that helps identify these types of items so when I’m done…

I’m in commercial as well but I’m specifically looking to use this property to aquire more residential units that I can eventually 1031 into a mid sized apartment complex purchase in 2030ish after building some equity in the properties
My commercial portfolio focuses on nnn properties and I’m always looking to acquire more assents in that space for 5-10 Year hold in the right markets

Will noodle on it, I’m running to partners/clients next few weeks, mostly special services but they’re now owned by hedge funds, PE, etc. Lots of banks also, that’s where the opps are, so long as they’ll sell the note or a deed in lieu, short sale, etc. I’ll ask around with the loan and REO sides and see what they have. Thinking about buying something also so double winner question if I’m right place right time. We’ll touch base here or wherever soon if there’s stuff out there that fits
